HOW TO TAKE PHOTOGRAPHS FOR YOUR LISTING
Photos of your property are the most important part of making a great first impression. When adding photos of your property, show the best aspects of it in the first photo. Consider leading with a front elevation photo of the property, as it captures more of the property and creates a better perspective. The first photo has to be unique to catch the attention of someone searching through our Cata-Log.
“Beauty can be seen in all things, seeing and composing the beauty is what separates the snapshot from the photograph.”
Matt Hardy
Here are tips to increase your views:
- Clean your lens, and try to use a better quality camera. Using a pro photography cell phone may do the job. Use the right tools.
- Use natural light when available. Consider the time of day that would be ideal for natural sunlight. Also, only use one type of lighting per photo. Remove any dark, or distracting curtains to allow the maximum amount of light. Avoid the middle of the day, where shadows are darker and overhead for exterior shots.
- Take a straight shot from the center of your torso. Not too high by your face or too low below your chest. Skip wide angle and fisheye lens.
- Take several photos, this will give viewers a better sense of what to expect. However, keep in mind that sometimes less can be more, given the situation. Leaving one thing out might just do the trick.
- Take whole room shots, not just partials.
- Make sure to hide clutter, wires, food, clothes, anything messy.
- Do not photoshop anything except maybe cords from electronics. You want to represent the property as is.
- Do not show photos with people or pets, be careful with mirror reflections.
- Do not use filters or social media screenshots, do not submit watermarks.
- Photograph attractive amenities. Don’t forget the exterior. Capture the whole package and the property’s strengths.

Remember that staging the property to some degree may be ok, however deceiving or misleading is another thing entirely, and may violate our terms. Painting or removing clutter, that’s all good. However, remember not to use photo filters, photoshop, or misrepresent your property in any way.
Following our tips to some degree will help you get more views. However, if you don’t have the right camera or equipment it might be best to hire a professional photographer or one of our Location Scouts that knows what producers are looking for and how to best take the shots.
